Tenants submit maintenance requests through our tenant portal. We use a combination of In House Maintenance personal as well as Trusted Vendors to provide the best balance between expertise, speed & cost. Together, Property Managers and Owners develop a maintenance plan which works for their situation. Which includes setting max spending limits and preferred vendors. 

How do you ensure my property is well-maintained?

We conduct:
Regular inspections to check for lease compliance and upkeep.
Preventative maintenance scheduling to protect your investment.
Detailed condition reports with photos to keep you informed.

What fees do you charge for property management services?

Our competitive pricing is based on a percentage of collected rent. Additional fees may apply for lease renewals, major repairs, or eviction processing, all clearly outlined in our management agreement.

How often will I receive updates on my property’s performance?

Owners receive monthly financial statements and updates on maintenance, lease renewals, and tenant issues. Our owner portal provides 24/7 access to reports.

How are property expenses and income reported?

Owners receive detailed financial reports through the owner portal, making it easy to track rental income, maintenance costs, and tax deductions.

Can I be involved in tenant selection?

Yes. While we handle screening and recommendations, you have the option to review applications and approve tenants before finalizing the lease.

What happens if a tenant breaks their lease?

If a tenant terminates their lease early, we enforce Maine State Tenant laws. Which allows us to keep the security deposit assuming all procedures are followed and documented. 

How do you handle evictions if necessary?

Evictions are rare due to our rigorous screening, but if necessary, we follow Maine’s legal process efficiently and professionally to remove non-paying tenants and re-rent the unit. Our team can handle the whole process from Initial notice requirements to court appearances and Tenant negotiations.
